Information for Prospective Buyers
Maintenance Responsibilities:
The roads and common property are maintained by the Bear Park Homeowners Association. See document below for a list of HOA responsibilities.
The interior and exterior of each townhome are maintained by each unit's owner(s). This means that the HOA maintenance of the outside of each townhome is limited, and owners should be sure to carry homeowners insurance rather than condominium insurance.
Rental of Townhomes:
Renting units on a short- or long-term basis is permitted under the bylaws, but tenants must abide by the rules laid out in the Bylaws and Covenants. Homeowners are responsible for tenant violations of the rules, and are subject to HOA penalties and fines.
Owners should provide the HOA with contact information for their property manager or local representative, who will be responsible for handling tenant issues that arise in a timely manner. See document below for more information on short-term rentals.
